Can you decide to not list my home?

Yes.  We visit all homes at some point or another.  Most will not be visited until after a potential renter expresses interest.  If at this time we view your home and determine it is not an ideal property for our listings, we will remove it and include an explanation to you as to why we did so.

How do I know I can trust the renter?

We perform background checks on all renters.

How do you determine the listing price of my property?

We use a number of factors to determine our recommended listing price.  These factors include, but are not limited to the following (Also see "How much will I make" post):

  • Distance from horse park
  • Location of home within neighborhood (if applicable)
  • Size of home
  • Amenities included (large deck or patio, finished basement with game room, Flat screen TVs, etc...)
  • Photos of home

How much will I make?

This question depends on many factors including the size of your home, location from Horse Park, extra ammenities, number of bed and bath rooms, etc...

In general we use the following formula to approximate the listing price for your home:

  Square Feet of Home * Distance Multiplier

The distance multiplier is a follows:

10 miles or less = 2

11 to 25 miles = 1.5

26 to 50 miles = 1

Over 50 miles - Not currently listing

So, for example, if you live in a 3000 sq ft home within 10 miles of the park, we would list your home at approximately $6,000/wk.  This could fluctuate depending on the ammenities you have available and several other factors.

Is there a guarantee my house will be rented?

Unfortunatley we cannot guarantee that we will find a renter for your home.  Renters are typically looking for specific places or areas to stay in.  Every renter is different so we cannot guarantee they will choose your location.

What about damages?

Most homeowner's insurance will cover "occassional" renting of your home. This should qualify as occassional, but be sure to ask. We will also be requiring each renter to to make a security deposit in case anything is broken or damaged. You should always take important valuables with you or store them in a separate location.

What does this cost me?

All we ask is for a $199 up front fee.  This helps us cover advertising for your property.  You are expected to pay nothing else unless you want to purchase additional insurance coverage or other optional items.

What is your commission?

We charge a 25% commission fee, leaving you with 75% of the revenue.  This covers contractual arrangements, advertising, deposits, etc...
